Start with a short summary of your goal, timeline and income situation. The exact document list will depend on the lender and your application; it should not be guessed from a generic checklist.
1. Describe how you earn income
Tell me whether you are an employee, contractor or business owner, and whether your income varies. This helps us identify which supporting records to discuss.
2. Map the purchase funds and commitments
List where your purchase funds are held and whether any money is gifted, borrowed or dependent on a sale. Also make a simple list of existing debt obligations.
3. Share documents through the agreed process
Do not send identification, account statements, tax records or passwords through the public website form. I will explain the appropriate document-sharing process if you proceed.
Questions to bring to our conversation
- What documents are needed for my income type?
- How should I show the source of the down payment?
- What is the secure way to send the requested records?
