A Toronto purchase can involve several decisions at once: the property, the financing and the cash needed to complete the transaction. I help you separate those decisions so the mortgage fits the rest of your life.
Compare two addresses, not two asking prices
Make a side-by-side worksheet for the actual homes you are considering. Record the price, ongoing expenses, ownership type and expected closing date. A property with a lower asking price is not automatically the easier one to carry each month.
A detail to check early
Toronto has a municipal land transfer tax. Ask your lawyer to confirm the provincial and municipal amounts, any eligibility for rebates, and other adjustments using the exact property and purchaser details.
Questions to bring to our conversation
- Is the property a condo, freehold home, or another ownership type?
- Will you live there, rent it out, or use part of it yourself?
- Are you relying on selling another property before you can close?
